Why Baby Boomers Are Reshaping Today's Housing Market

Born between 1946 and 1964, Baby Boomers continue to have a significant impact on the housing market. As many approach or enjoy retirement, their housing decisions are influencing inventory levels, home prices, and buyer opportunities across the country—including here in New Hampshire.

For years, experts predicted a large wave of downsizing as Boomers entered retirement. While some are choosing smaller homes, many are staying put. With low mortgage rates locked in during previous years and a desire to age in place, a large percentage of Baby Boomers are remaining in their current homes longer than expected. This has contributed to the ongoing shortage of available homes for sale.

At the same time, another segment of Boomers is actively purchasing homes. Many are seeking one-level living, maintenance-free communities, waterfront properties, or homes closer to family. Some are even purchasing multi-generational homes to accommodate adult children or aging parents.

In New Hampshire, Baby Boomers are particularly drawn to communities that offer convenience, healthcare access, outdoor recreation, and lower-maintenance lifestyles. Areas such as Hooksett, Bedford, Concord, Londonderry, and the Lakes Region continue to attract buyers looking for retirement-friendly living without sacrificing quality of life.

For sellers, understanding this demographic can create opportunities. Features such as first-floor primary suites, walk-in showers, minimal stairs, energy efficiency, and proximity to amenities are especially attractive to Boomer buyers. Homes offering these conveniences often generate strong interest and competitive offers.

For younger buyers, the gradual transition of Boomer-owned homes back into the market may eventually increase inventory options. However, the timing of this shift remains uncertain as many homeowners continue to prioritize staying in familiar surroundings.

One thing is clear: Baby Boomers remain one of the most influential generations in real estate. Whether buying, selling, downsizing, or aging in place, their decisions continue to shape housing trends and create opportunities throughout New Hampshire and beyond.
